Continuity
For new developments, continuity can begin before settlement. Held coordinates pre-settlement inspections, purchaser communication, defect documentation and handover, creating an operational record before residents move in. By the time ongoing management begins, we already understand what has been resolved, what still needs attention and where continued monitoring will be required.
For established buildings, the same principle applies. We get across the history early, so the building is managed with context from day one, not months spent catching up.

Every contractor Held engages is vetted properly, licences verified, insurance confirmed, expectations documented in writing.

For new developments, Held can become involved before settlement to coordinate purchaser inspections, document defects and support an orderly transition into occupation. We manage inspection bookings, purchaser communication, defect recording and follow-up, working with the developer and builder to maintain a clear record of what has been identified, rectified and remains open. This can continue through key handover, the defect liability period and into ongoing building management.

Hills Showground Village
Appointed during the defect liability period on an institutionally owned BTR asset. At the point of appointment, stakeholder misalignment between the asset owner, operator, and builder had created a backlog with no agreed process for resolution.
Within one week, a shared operational framework had been established across all stakeholders, including defect prioritisation, builder coordination and reporting protocols.
Approximately 4,000 defects were identified and logged across common and lot property. Around 97% were closed within four months, including a shutdown period. Resident communication was managed throughout — issues were tracked and residents updated, not left to follow up.
