Held is the building management practice of Three Property Group. The business was founded in 2002 with a view that most of the industry had backwards — building management was being sold as a cost to minimise, not as the protection of someone’s most significant asset.
That conviction hasn’t changed. Every decision, from how a defect is documented to how a contractor is selected, is measured against the condition of the asset — because that’s what protects the interests of every owner, whether they’re an individual lot holder or an institutional fund.
Held is often engaged before settlement to coordinate purchaser inspections, defect documentation and handover. That involvement can continue through rectification, the defect liability period and into ongoing building management, carrying the building’s operational record forward from its earliest stage.

The team behind the building.

Ross has over 30 years of property industry experience across Australia and Asia, including senior roles at Hong Kong Land, Jardine Matheson, Meriton, and Medallist. His background spans corporate property management at scale across multiple markets and informs Held’s approach to asset-focused building management for both institutional and residential clients.

Tony brings 22 years of senior operational experience at Meriton Apartments, where he served as Operations Manager, and Crown Group, where he held the role of Executive Director. His background in large-scale serviced apartment operations and building management planning underpins Held’s governance framework and operational standards.

John’s experience in building management is grounded in direct engagement with complex assets and the people responsible for them. Known for clear, unambiguous assessment of building condition and operational risk, he leads Held’s building management practice with a focus on accountability, documentation, and long-term asset performance.

Ed has over 15 years of building management experience across large-scale residential portfolios, including senior roles at Assured Building Management and Estate Managers (PICA Group), where he was responsible for new building onboarding, staff coordination, and contract retention across 35+ sites. His background in operational set-up, contractor engagement, and building mobilisation from first occupation underpins Held’s establishment process for new assets.

Nigel brings over 30 years of experience in construction quality, defect identification, and building remediation, including roles as Quality and Defects Manager at EQ Projects and over two decades as director of a specialist concrete remediation and waterproofing firm. His background spans NCC compliance, DLP management across 1,000+ apartments, and structural defect resolution for organisations including Lend Lease, BHP, and the Department of Defence. That depth of technical knowledge informs Held’s pre-settlement defect documentation and rectification process.

Buildings operate within broader environmental and social systems. Decisions around maintenance, procurement and operations carry long-term consequences for the building, the people within it, and the communities around it.
Energy, water, and waste performance is tracked at building level. Contractor selection includes environmental criteria as a standard evaluation factor. Procurement decisions account for environmental impact alongside cost and capability.

What the work involves.
Building management at Held is not administration from an office. It is direct involvement with complex residential assets — understanding how they perform, what they need, and what decisions are coming before someone has to ask.
The people who do this work well tend to share a few characteristics: they document before they’re asked, they follow through without being chased, and they treat the building as something worth understanding in detail. They notice when a plant room sounds different, when a contractor’s work doesn’t match the scope, when a defect was closed on paper but not in practice.
